Northern New Mexico Real Estate: Residential sales in 2011

Like many other sites you’ll run across, this one is going to tell you how things went in 2011. What follows are statistics for the sale of residential properties in the areas north of Santa Fe including Espanola, Abiquiu, Ojo Caliente, Hernandez, Dixon, Velarde, Truchas and Chimayo.

In 2011 a total of 91 homes were sold.

The average list price was $162,205 with average price per sq ft of $92, with an average selling price of $153, 050 and average price per sq ft of $85.

We compare that to the same category of residential sales in the same areas for 2010 and find:

In 2010 a total of 96 homes were sold.

The average list price was $230,633 with average price per sq ft of $118, with an average selling price of $206,093 with an average price per sq ft $108.

Contrasting the year’s results we find a statistical lowering of average price by 33% . . . quite a dramatic change in one year. Keep in mind that this comparison includes all forms of residential sales including single family, mobile homes and modular homes. The lowering of average sold price is mostly driven by the number of foreclosed mobile homes that sold in 2011 at bargain basement prices . . . as low as under $20,000. Condition of these lower priced homes was very bad, in some cases. In other cases, the sales of the foreclosures forced lower prices on mobile homes that were in good condition.

If we look at just single family sales, we still find a loss in average sales price.

There were 79 single family homes sold in 2010 with an average selling price of $240,545.

In 2011 there were 67 single family homes sold with an average selling price of #171,923, a drop in sales price of just over 28%.

With interest rates at an all time low of 4% or less and prices at their lowest ebb in recent memory, now is the time to make that home buying decision. Some are saying that loans aren’t available, but that’s not true. Loans are available and there ares some very creative loan products out there for those who need help with down payment, want to retire with no house payment (reverse mortgage for purchase) or want to go FHA or VA. Some sellers are offering owner carry as a way to sell their homes and make a move.
